General Manager

The General Manager serves as the Chief Operating Officer of their respective community with full responsibility for the overall operations and profit and loss of the property.  The General Manager is one of the members of the Campus Evolution Villages senior management team.  The CEV team is a dynamic group whose collective mission is to promote the happiness, success, and peace of mind of its residents, customers, parents and university.  Team members must be dedicated to advancing the goals and values of CEV, while supporting each other in their endeavors and striving for success every day.

The General Manager’s primary function is managing the overall operation of their community and the effective execution of all phases of staffing and administration, accounting, marketing and leasing, maintenance, capital improvements, residence life, customer service, weekly and monthly reporting, and other projects necessary to provide for a well-rounded living-learning experience.    

 

Key Responsibilities

  • Foster the development of a community that is conducive to student growth, academic success, and a positive, enjoyable residential experience. Work with other members of the management team to ensure operational standards and procedures are established, implemented, monitored and adhered to. Develop positive, friendly and professional relationships with residents and their guests. Train and develop on-site employees according to Company policies and procedures. Work with management team to establish goals and objectives for the community. Lead staff meetings, as well as supervise and train all employees to ensure their experience is one of growth, development, and satisfaction.
  • Develop, implement and maintain appropriate training programs for staff members involved in leasing activities (leasing, touring and customer service, including lease administration), and serve as a resource to the leasing and marketing staff.  Handle sales calls, tours and presentations when necessary. Serve as a referral resource for residents and staff to the campus and surrounding community. Budget all marketing and leasing plans, and other aspects of running the property.
  • Supervise, train and support all staff. Assist the Assistant General Manager and the Resident Life Director in adjudicating student behavioral issues; mediate roommate conflicts and respond to resident complaints.  Implement and supervise the Resident Handbook as situations warrant.  Resolve student issues directly, and with the assistance of staff. Track maintenance requests from residents and follow up with maintenance department to ensure that requests have been completed timely and properly. As required, inspect apartments, common areas and entire community to ensure adherence to property standards. Work with team to schedule “turn” to ensure apartment units are available for scheduled move-ins. Address lease violations through one-on-one meetings, letters, fines and/or evictions as the violation warrants.
  • Manage all costs and expenses of all departments in order to maximize Net Operating Income (profitability of the operation).  Ensure all financial controls are adhered to in conformity with written or oral policies and procedures. Monitor residents’ accounts to ensure accuracy and timeliness of resident charges and collections. Recommend and implement corrective action concerning internal control, presentation and organization.

 

Other Responsibilities

  • Develop relationships with applicable campus departments and organizations and their key representatives to target appropriate student services and marketing opportunities. Conduct outreach efforts to community businesses and organizations to obtain resources, giveaways and good will that will augment the residence life program and marketing efforts. Stay current with events and issues happening on campus and within the local community.
  • Develop and oversee the Residence Life/Programming budget and funds allocated for particular accounts on an annual and monthly basis. Plan how various funds will be allocated during the year. Use creativity and negotiation skills to achieve the best value when making purchases. Supervise and manage spending for Community Ambassador organized events.

 

Qualifications and Requirements

  • Proficiency in MS Office applications

  • An understanding of campus departments including on-campus housing
  • Experience supervising college students, either in student housing or related department
  • Commitment to the business and marketing aspects of private sector student housing
  • Bachelor’s Degree (preferred)

Assistant General Manager

Position is responsible for assisting the General Manager with the management of all on site operations and achieving property financial and operational objectives as defined by Campus Evolution Villages management. Duties include ensuring all traffic, prospect, leasing, renewal and revenue data is accurate, producing daily, weekly and monthly activity and operating reports, and correctly maintaining resident files. The position also works closely with the General Manager and other managers to ensure that all activities are conducted in compliance with all local, state and federal employment, housing, safety, landlord/tenant and real estate laws.   

 

Key Responsibilities

  • Work with the General Manager and other members of the property team to maximize revenues and adhere to budgeted cost parameters.  This includes ensuring financial information and various analyses (ongoing revenue and expense items) are materially correct.
  • Work with office staff and collection agencies to manage collections.  Oversee that all revenue data is posted correctly on all applicable management software. Oversee the billing of all additional rental income.
  • Take service requests from residents and work with maintenance team to ensure adherence to customer service standards. Work with on-site staff so that resident issues are dealt with in a timely manner and that proper follow through is complete. Always place resident needs and requests as a number-one priority and follow up with the resident to assure satisfaction.
  • Work closely with the General Manager to ensure operational standards and procedures are established, implemented and monitored.

 

Other Responsibilities

  • Assist Resident Life Director with scheduling, organizing and hosting resident functions.
  • As required, show and lease apartments; as well as inspect units, common areas and property to insure adherence to property standards.
  • Maintain awareness of customer acceptance and satisfaction.
  • Support internal policies, even when facing adversities.
  • Work with legal counsel and local officials to perform evictions as required.
  • Keep abreast of industry trends and local market conditions.
  • Compile data for special and periodic reports as requested.
  • With General Manager, train and develop on-site employees according to company policy and procedures.
  • With General Manager and team, schedule turn keys and ensure apartment units are available for scheduled move-ins.
  • With General Manager, ensure adherence to Company and state safety standards, policies and procedures. Work with property manager to ensure that all safety inspections are completed as required and comply with Company key control policies.

 

Qualifications and Requirements

  • Experience in property management is a must, preferably student housing

Marketing/Leasing Manager

The Marketing/Leasing Manager’s primary function is to directly manage all marketing and leasing efforts for Campus Evolution Villages.  The overall goal is to achieve a high rate of occupancy through attracting students that meet CEV credit and background standards. The Marketing/Leasing Manager will also assist the General Manager and other professional staff with the day to day operations and ensuring efficient move-in/move-out processes.  

 

Key Responsibilities

  • Create annual and/or period-specific marketing plans and budgets based on occupancy goals and market conditions. Continually evaluate the plans and make changes as necessary. Track daily marketing/leasing results and develop goals for Community Ambassadors and others involved in leasing.
  • Lead by example; supervise the leasing team, both on and off the property. Personally handle sales calls, tours, and presentations, as necessary. Create a monthly office-leasing schedule.  Oversee and review all leases for accuracy and completeness.
  • Develop and instruct in-depth training programs for leasing, touring and customer service procedures.   Schedule and lead Community Ambassador meetings to discuss actual leasing goals for the week, procedure updates and retraining.
  • Analyze macro and micro enrollment trends at primary and secondary universities/colleges for marketing opportunities. Complete annual market analysis reports including such criteria as enrollment, housing facilities, campus calendars and admission standards. Research campus calendars and identify high profile events (housing fairs, homecoming, and organizational events) that are marketing opportunities. Identify the student organizations and clubs on campus that are CEV’s target market.  Research, identify and establish relationships with key representatives in departments and organizations within the primary and secondary universities/colleges in order to pursue student marketing opportunities. Network with key (decision making) university/college representatives in order to market to student groups.
  • Complete a weekly competitive property analysis report (traffic, occupancy, lease rates, incentives). Report new housing developments and any planned development within the market, and identify how such development may affect the property and what modifications would need to be made at the property. Track traffic and source by closing ratio.

 

Other Responsibilities

  • As part of implementing the marketing plan, identify student-oriented businesses and organizations, on and off campus, which may provide additional marketing opportunities to our target audience. Network with key decision making representatives of these businesses in order to market to their student customers.
  • Responsible for maintaining the professional appearance of:
    • The model unit, all leasing and touring areas
    • The uniform standard for Community Ambassadors and other office personnel
    • All marketing and collateral materials
    • All advertising (print ads, radio spots, etc.)

Resident Accounts Manager

Real estate experience in student housing, multifamily housing, or hospitality is a MUST.

Position is responsible for assisting the General Manager with the management of all on site operations and achieving property financial and operational objectives. Duties include and not limited to: ensuring all traffic, prospect, leasing, renewal and revenue data is accurate, producing daily, weekly and monthly activity and operating reports and that resident files are correctly maintained. The Position also works with the GM and other managers to insure that all activities are conducted in compliance with all local, state and federal employment, housing, safety, landlord/tenant and real estate laws. Property management experience is required.

 

Key Responsibilities

  • Work with the GM and other members of the property team to maximize revenues and adhere to budgeted cost parameters. Coordinate office staff and collection agencies to insure all monies are collected as due and that all revenue data is posted correctly in the on site property management software.
  • Process service requests from residents and work with property team to insure adherence to customer service standards. Work with on-site staff to insure that resident issues are dealt with in a timely manner and that proper follow through is done. Assist RD (if applicable) or GM with scheduling, organizing and hosting resident functions
  • Assist the GM to ensure financial information (including pro-forma information) and various analyses are materially correct and will provide ownership the highest yield in both short- and long-term prosperity. Analyze revenue and expense items.
  • Ensure operational standards and procedures are established, implemented and monitored. Compile data for special and periodic reports as requested. Work with legal counsel and local officials to perform evictions as required
  • Support the GM to insure adherence to company and state safety standards, policies and procedures. As required, inspects units, common areas and property to insure adherence to property standards. Works with property manager to insure that all safety inspections are completed as required and ensures adherence to company key control policies.
  • Works with GM to train and develop on-site employees according to company policy and procedures. Support policies, supervisor(s) and company even when facing adversities.
  • Place resident needs and requests as a number-one priority and follows up with the resident to assure satisfaction. This applies to both internal and external needs. Maintain awareness of customer acceptance and patronage of facility.

 

Other Responsibilities

  • Works with GM and team to schedule turn keys and ensures apartment units are available for schedule move ins
  • In the absence of the GM, follow-up with the insurance companies and the residents as required
  • As necessary, completes all required paperwork for all liability, workers’ compensation and property insurance claims
  • Shows and leases apartments as necessary

Asset Manager

We are seeking an individual to lead the asset management of a portion of our student housing portfolio in the mid-Atlantic region.  This is a leadership role, responsible for all operational components of the portfolio, including property management, maintenance, leasing, and capital improvement projects. The position creates reports and recommendations, and oversees property level staff, to optimize the operation and acquisition of real estate assets.  The Asset Manager will report to the COO. Strong management and analytical skills are required.

 

Responsibilities

  • Manage student housing assets at specific location(s);
  • Identify and implement strategic asset level initiatives through market research and operating data analysis to achieve asset growth/turn-around;
  • Prepare and execute strategic implementation of property-level revenue enhancement including, but not limited to, rent optimization, expense management, and value add opportunities;
  • Lead property level budget review and approval process utilizing proprietary metrics to accurately forecast property level NOI and cash flow as well as monitor property and portfolio performance;
  • Work with Property Management, Legal, Accounting, HR, and other team members to optimize assets’ performance
  • Identify income generating and cost reducing strategies
  • Prepare performance reports on a quarterly basis at the property and portfolio level; and
  • Assist in the due diligence and closing process of new assets, as requested, from time to time.
  • Review market, economic, trends and factors impacting the performance of the asset/portfolio, formulates immediate and long-term strategy for the asset/portfolio.
  • Develop market and asset reviews to evaluate the overall operational and financial results for the asset/portfolio, discuss issues and potential challenges that threaten asset/portfolio performance as well as opportunities; presenting recommendations, plans, and strategies for enhancing value and improving financial returns.

 

Qualifications

  • Strong quantitative background and understanding of financial analysis concepts;
  • Intermediate-Advanced Excel skills and proficiency in Property management;
  • Excellent verbal and written communication skills with parents, universities, lenders, partners, etc.;
  • Strong work ethic, attention to detail, and commitment to meeting deadlines; and
  • Outstanding academic credentials (an undergraduate degree in Accounting, Finance or Real Estate and/or experience in real estate asset management is preferred).
